The Golden Visa is an investment programme that grants non-EU citizens the right of residence in Greece through real estate investment. Who can benefit?
The main investor, their spouse, their children (up to age 21/24) and their parents — three generations covered at once. By making a child over 18 the main investor, future generations can be included in the programme as well.
How long is it valid?
It remains valid for life as long as the property is not sold, and passes to children by inheritance. The residence permit is renewed every 5 years; the main requirement is holding onto the property and having no criminal record. Renewal is simple and low-cost.
Investment limits
The redevelopment of disused industrial, commercial, historic or public buildings into housing. The building's general character (façade, floor height) is preserved. The €250,000 threshold applies to these types of projects.
