If the title deed is already in your name, we complete the e-Devlet listing authorization (EİDS) with you. For Emlak Konut apartments whose title deeds haven't been issued yet, this step isn't needed.

Questions owners ask us
No, the valuation is free. A service fee applies only if a sale or rental is completed, and it does not exceed the cap set by Türkiye's Regulation on Real Estate Trade.
As a general rule, yes: the title deed doesn't have to be in your name to sign a lease. We'll still check with you whether your contract with Emlak Konut or the contractor has any specific clause on renting, and clarify utilities and service charges based on your handover documents.
We look at current rental listings in your phase and nearby, and at your apartment's floor, aspect and type. You get a range with the reasoning behind it, not a single number.
You can leave the keys at our office in Merdivenköy and we'll handle the viewings. We share candidate tenants with you on WhatsApp; no lease is signed without your approval.
EİDS is Türkiye's Electronic Listing Verification System, run by the Ministry of Trade. For a property with a title deed record, the owner must authorize the agency via e-Devlet before it can publish a listing (required for rentals since 1 January 2025 and for sales since 15 February 2026). Emlak Konut apartments whose title deeds haven't been issued yet are exempt; the listing is published marked "no title deed record". If your title deed has been issued, we'll go through the authorization with you.

Emlak Konut publishes the handover schedules; we show the ones in effect on this page with their source and official PDF. If your phase doesn't have one yet, we don't guess a date. Choose "Notify me about the handover" and we'll let you know when a schedule is announced.
