What happened?
Emlak Konut GYO has published the key handover schedule for Yeni Fikirtepe Phase 13 on its "Teslim İşlemleri" (handover) page. The schedule covers nine blocks on plot 3466/3 in Kadıköy, with 486 units in total. The phase has 1,160 residences; for now, this schedule gives appointments for 486 of them.
Handovers begin on Thursday 22 October 2026 with Block E, where appointments for 106 units run until 4 November. The 138 units in Block C are handed over from 4 to 13 November, the 66 units in Block F from 13 to 18 November, and the 165 units in Block B2 from 19 November to 1 December. The remaining 11 units in Blocks A1, A2, B1, D1 and D2 all have appointments on 1 December.
Appointments are on weekdays only, between 09:00 and 15:00 in hourly slots, with ten to twenty handovers planned per day. Owners can find their own day and time on our Phase 13 page by entering their block and door number.
What does it mean?
Phase 13 handovers fall in the same weeks as the last appointments in Phase 3 Part 2 and the Phase 11 schedule, which runs until 25 November. Together these three schedules cover 1,687 units, so many rental and sale listings may appear in the area within a short time.
In that setting, what makes a flat stand out is its floor, aspect, view and whether it is ready to live in. Pricing it against current listings in the same block and neighbouring phases keeps expectations realistic.
Owners in Block E, who receive their keys in the last weeks of October, have little time to prepare; those in B2 and the small blocks have until early December. Sorting out handover-report defects, service charges and utilities before handover day speeds up the next steps.
