What happened?
According to the schedule on Emlak Konut GYO's "Teslim İşlemleri" (handover) page, key handovers in Yeni Fikirtepe Phase 3 Part 2 began on 7 September 2026 and run until 27 October 2026. The schedule covers nine blocks on plot 3468/10-1 in Kadıköy, with 660 units in total.
Handovers move block by block. Blocks D1, E1, D2, E2 and F1 were scheduled between 7 and 22 September. Appointments for the 137 units in Block A3 run from 22 September to 1 October. October is for the G blocks: the 126 units in G1 are handed over from 1 to 9 October, the 132 units in G2 from 9 to 20 October, and the 104 units in G3 from 20 to 27 October.
Appointments are on weekdays between 09:00 and 15:00, in half-hour slots, with ten to twenty handovers planned per day. Owners can find their own appointment in the schedule by block and door number.
What does it mean?
This is the larger of the two Fikirtepe handover schedules currently listed on Emlak Konut's page: 660 units in about seven weeks. At this scale, many rental and sale listings from the same development can appear within a short time, and tenants and buyers compare several options side by side.
In that setting, what makes a flat stand out is its floor, aspect, view and whether it is ready to live in. Pricing it against current listings in the same block and recent comparable deals keeps expectations realistic.
Owners in the G blocks, who receive their keys in October, still have time to decide and prepare. Planning the EİDS authorisation needed for a listing, and the follow-up on any defects in the handover report, before handover day makes the next steps quicker.
